It's incredibly satisfying helping people break the rent cycle, and purchase their first home. However, helping first home buyers is about far more than just helping them sign the contracts when they've found a property they like.
Given that first home buyers have never purchased before, they're generally unsure about the process involved in buying, how much they need to save, or how much they need to borrow. The whole process can feel daunting and stressful because everything is a new experience and financially, it's the largest decision most people will have made up until that point in their life.
We find that the best time to meet with potential buyers is at least 6 months before they intend to buy. During our initial meeting, we'll go through things like how much you need to save for a deposit, form a projected date in terms of when this deposit will have been saved, and how much you can borrow. We also discuss strategies you can implement to improve the chances of your loan being approved, including paying off credit cards and other debts, the details of standard real estate contracts in Queensland, and other factors which can affect your chances of your loan being approved.
The benefit to meeting well ahead of when buyers intend to purchase a property is that everything is in place, a strategy has already been formed, and potential lenders already identified. When done correctly, signing a real estate purchase contract should almost be the last piece in the puzzle.
